• Main Door – Designer engineered wood pre hung doors with architraves, veneer finish and digital lock (110 cm x 245 cm, 40 mm thick).

• Internal Doors – Engineered wood pre hung flush doors with architraves and mortice lock (90 cm x 245 cm, 35 mm thick). All internal and external faces shall be finished with laminate.

• Toilet Doors (80 cm x 245 cm) – Engineered pre hung doors with WPC frame.

• Balcony Doors – Aluminium sliding / openable shutter door with toughened clear glass.

All hardware, namely tower bolts, door stoppers, ball bearing hinges, shall be SS.

Fully glazed (toughened glass) aluminium windows with M.S grills.

• Internal walls – 2 coats Putty + 1 coat damp sheat + 2 coats of interior premium emulsion for walls of the apartment.

• External walls – 2 coats of damp sheat + 2 coats of exterior premium emulsion.

• Ceiling – Two coats of premium emulsion paint over high quality branded putty applied for the ceiling in apartments excluding all tiles.

• Toilets will be installed with false ceiling.

• Handrails & grills – 1 coat epoxy metal primer + 2 coats of enamel paint.

• Provision for KWA water supply at one point in kitchen subject to rules and regulations of KWA.

• Separate water meter for each apartment.

• Water supply through underground sump tank and overhead tank with sufficient storage capacity.

• Concealed copper wiring using cables with modular plate switches.
• Centralised cabling system for electrical and communication requirements.
• Wiring shall be done for lighting, fan, 6 Amps, 16 Amps and AC points in the apartment.
• Light fixtures for the common area, external areas shall be provided.
• Adequate RCCB and MCB shall be provided in each apartment.
• Provision of GEYSER points and exhaust fans shall be provided for all toilets.
• Provision for smart TV in the master bedroom.
• One light and fan in all bedrooms will be controlled by 2-way control switches.
• Charging for individual car parking with 16 amp switch (Load limited to 7kW / car park).

• 24hrs power backup will be provided for common area services – lighting, lift, STP, pumps etc.
• Inside apartment backup upto 1200 W – selected light and fan points in living, bedrooms and a refrigerator point, additional 6 Amp plug point shall be provided.

Split Air Conditioning provision for Living/Dining, Kitchen and all bedrooms.

Provision for cable TV / DTH shall be provided in the living.

Provision for internet shall be provided in the living and master bedroom.

• High-speed 1.75 m/s lifts (2 nos.) shall be provided as per the Govt. norms in each core with automatic doors & SS finish in main lobby and SS finish in all other floors.
ARD (Automatic Rescue Device) shall be installed in the passenger lift as a premium feature.
• All concealed water supply lines shall be in ISI marked ASTM CPVC pipes.
• Drainage and storm water drain pipes shall be in PVC.

Fire fighting arrangements as per Kerala fire fighting norms. Fire escape stair shall be provided.

• Auto level control for overhead water tank.
• Rainwater collection tank will be provided.
• Motion sensor lights in selected areas in lobbies, basement and common amenities.
• Solar panels to light common areas.

• Handrails and Railings: Mild steel handrail (up to 1.2m height) for all balcony railings.
• Mild steel safety grills for windows.
• Mild steel handrail with painted finish for the main staircase and fire staircase.

• Biometric access control to the main lobby, basement lobby, common entrance / foyers and amenities.
• Boom Barrier with RFID and remote control for building entrance and ramp.
• Video door phone.
• Apartment main door external security camera access from each apartment.
• Guest entry access controlled from an apartment to the lobby.

Incinerator or Bio Bins provided on the terrace floor.

• Well-designed landscape with native plants around the building and recreational areas.
• Provision for drip irrigation shall be provided in essential areas of landscaping.
• Common area irrigation systems will use recycled water.
